The existing deck is fully removed and a new deck is built from the footings up in its place.
A deck replacement starts with tearing the old structure out completely, ledger board, framing, decking, and railings. That gives us a clean look at the footings and the band board on the house, which is where most old decks actually fail. Footings that were never set below the frost line heave and shift over repeated winters, and a ledger board that was bolted to the house without proper flashing lets water sit against the band board until it rots from the inside.
Once the old deck is out we set new footings at the right depth for this area's frost line, attach and flash the ledger board correctly, and frame the deck to handle snow load through the winter, not just foot traffic in the summer. Decking material matters too, pressure treated lumber costs less up front but needs upkeep, composite costs more but does not need staining or sealing. Either way, the framing underneath is what determines whether the deck stays solid for years or starts to rack and sag after a few winters.
How it runs
- Tear out The old deck, including framing and footings if needed, is removed completely.
- Footings New footings are dug and set below the frost line so the structure will not heave over the winter.
- Ledger and framing The ledger board is flashed and bolted to the house, then joists and framing go in to support the deck and any snow load.
- Decking The decking surface is installed, either pressure treated lumber or composite depending on what was chosen.
- Railings and stairs Railings and any stairs are built and secured to finish the structure.
- Final check We walk the finished deck to check fasteners, railings, and stair fit before we consider it done.
